The Role of Property Inspector/Inventory Clerk will require you to:

  • Operate offices based communication to Tenants and Landlords
  • Remotely compile reports on the condition of the property along with lists of their furnishings using iPad/iPhone and desktop software.
  • Take photographs inside and outside properties using a mobile device
  • Take meter readings and test smoke alarms at properties
  • Meet tenants/landlords to discuss your findings (if required)
  • Work on your own and manage your time effectively
  • Visit and inspect tenanted and vacant properties
  • Carry out Health and Safety Inspections
  • Prepare works orders to appropriate property managers/contractors
  • communicate via email and telephone

The successful candidate will be reliable, presentable, and confident, be articulate with good spoken/written English and display a large degree of common sense with first class attention to detail.

Full on the job inventory software training will be provided. Relevant courses, exams, and qualifications will be paid for following successful completion of the probation period. Full driving license and own vehicle are essential.

We are looking for a talented, enthusiastic person to join us in providing the very best service and in return for your commitment, we offer a generous basic package with addiotnal commission income for new business, the best in-house training and the opportunity to obtain a fully funded professional qualification(s).

Working closely with the existing team, as a Lettings Property Manager you will be involved in the entire lettings journey, from valuations, viewings, tenancy referencing and inspections.

The general tasks will includes but no limited to:

  • Handling incoming maintenance issues by email, online systems and telephone.
  • Completing detailed photographic and written inventories on properties prior to tenancies starting (check-in’s)
  • Inspecting properties during tenancy and providing a written and photographic report to the landlord (periodic inspections)
  • Reporting defects through to our team of contractors
  • Carrying out final inspections at properties to assess the return condition (check-out’s)
  • Submitting final inspections reports and identifying areas of damage
  • Negotiating claims and disputes with tenants and liaising with our landlords
  • Working closely with our property maintenance partners valuing damages and claims.
  • Uploading invoices to our payment platform
  • Monitoring incoming rents, rent arrears and manage payment plans
  • Support to the Sales team as a when required
  • Registering potential tenants, conducting viewings and negotiating offers
  • Annual Rent Reviews
  • Certificate Renewals i.e. Gas Safety, EICR, Legionella, EPC

We’re looking to welcome a personable, confident and reliable candidate with full driving licence to undertake a wide variety of roles in our family run property agency based in Loughborough and East Leake.

Working in a fast paced environment, the successful candidate will be keen to learn, grow and improve their professional and personal skills helped by on-the-job coaching from our team of property professionals alongside specialised industry training.

The day to day role will be in and out of the office environment, often working to a diary so self organisation and efficiency will be essential.

Core role includes;

  • Property photography, videography and preparation of sales particulars
  • Social media, website content and marketing campaigns
  • Accompanied property viewings

Other duties will include;

  • Assisting sales team with general enquiries
  • Administration and organisational tasks
